Luxury holiday lodge sales North Yorkshire – Our lodges can be viewed and bought at Abbots Green and there is also potential to have a lodge sited at our other Parks, subject to pitch availability. The show homes give an excellent introduction to the lodge lifestyle and many customers prefer to buy something that they can ‘see and touch’.
We also understand that not everyone has the same taste. One bed lodge with a sumptuous en suite? A three bed family lodge with quirky bunk beds for the kids? Minimalist modern with a kitchen to ‘make Gordon Ramsay jealous’? All are possible with our bespoke service.
When ordering ‘bespoke’ we work with the customer and their chosen manufacturer to produce the ideal lodge for them. This will then often involve:
– Choosing the right plot and ensuring the orientation and size of windows and doors maximises the plot benefits
– Designing a CAD floor plan to suit
– A visit to the manufacturer to pick furnishings, flooring, kitchens and bathrooms etc. This will often include a factory tour
Once everything is selected and signed for it is just a case of waiting for construction of your lodge and siting of it on your perfect plot!

Who owns the Park?
York House Leisure owns the park and has done for nearly 30 years; we are a family business intent on preserving the picturesque nature of the park.
Does the Park flood?
No, Abbots Green does not flood. In June 2005 the village experienced flooding and a small part (south east corner) of the current caravan park was flooded.
Is the site secure?
Yes, there are electric gates, operated by a key fob at the entrance to the main York House Holiday Park, and a second set at the entrance to Abbots Green.
Is Abbots Green still under construction?
No, we decided to install all bases and services in one go so as to cause minimum disruption to lodge owners, leaving the garden areas to be designed individually with owners and our landscape designer.
How much does a lodge cost at Abbots Green?
In the main prices will start from circa £105,000, although there may be a cheeky bargain available!
How long can I occupy my lodge for, can I live here?
Owners are welcome to use their lodges as often as they wish, although they are not for use as a sole residence; they are for use as second homes during the 12 month season.
What are the pitch fees. Are there any other costs, what is the payment schedule?
Pitch fees will be £3000.00 for the 2016 season; this includes vat, rates and all ground maintenance. Insurance and metered gas, electric and water bills are also to pay. The pitch fees are due in January and insurance in September. Utilities are read twice a year and are attached to the January and May invoices.
How long is the licence on the lodges?
Between 30 and 50 years depending on the lodge.
Can family and friends use my lodge, can I pass it on to family in a will?
Yes they may, all we ask is that they register at reception on arrival and conform to the Park rules. The remaining license may be passed on to direct family (as set out in the License Agreement) by arrangement with Head Office.
Any rental allowed?
Currently we have no facility for sub letting. The holiday lodges are for your own use and family and friends may stay with permission. All we ask is that you notify reception so that we know who is on the park.
The Park operates 2 lodges as holiday rentals/try before you buy.

All lodges come fully furnished with fitted kitchens, including a fridge or fridge freezer – dishwashers or washing machines are usually optional extras. Lodges will require some maintenance to the exterior which will need treating about every 3 years. We ask that lodges are only treated with one particular product – details are available from the Park Office.

All lodges come with a Platinum seal 10 year warranty, this does not cover normal wear and tear.

When I buy a lodge, how long will it be from putting a deposit down to moving in?
This will depend upon whether the lodge is to be ordered from factory or if it is already in situ. Currently lead times can be up to 11 months! So if you cannot wait to move in better to buy one in situ!
Once I have decided on a pitch and lodge, how do I pay for it?
Reserving your chosen pitch requires a £5,000.00 deposit – this is non-refundable after 7 days. Having decided which lodge you would like on your pitch and signed the specification you will be required to pay a 35% deposit of the full price, at this stage we will order your lodge. When your lodge is off the production line you will be required to pay 55% of the final cost with the final balance of 10% (less the £5,000.00 pitch reservation fee) due once the lodge is ready for transport.
If you are buying a lodge from stock we would ask you to sign the relevant paperwork and pay a £10,000 deposit – this is non-refundable. As soon as the balance is paid and funds cleared you will be free to move in.
York House Holiday Park can arrange finance for the purchase. Please ask us for details.
